THE property values in Drakenstein are currently being reviewed as part of the updating of valuations done every four years, to ensure that they remain market related.

The list of valuations is available for viewing at the civic centre in Paarl and at municipal offices in Gouda, Saron, Mbekweni, Wellington, Pearl Valley en Val de Vie until 6 April.

Updated valuations have already been sent to property owners, who have until 6 April to respond if they do not agree with the value placed on their individual properties.

Objections must be submitted on the prescribed form available at the municipal offices.

It should be noted that, in terms of the new Municipal Property Rates Act, objections will be forwarded by the municipality to the appointed valuer, who will deal with the objection directly and will inform the objector about the outcome thereof.

This function was previously dealt with by the Valuation Board (Waardasiehof) which does not exist any longer in terms of the new Act.

Should the objector still not be satisfied with the outcome of the objection as dealt with by the valuer, an appeal may be lodged with the Valuation Appeal Board.

According to a municipal spokesperson, although valuations are higher, property rates will not necessarily increase in proportion with the escalation in the property value.

The rates tariff applicable from 1 July 2009 will be determined in accordance with the budget and will be adjusted to ensure that rate payers do not pay exorbitant fees in the new financial year.

It is therefore expected that the rates increase will be of the same order as the average annual increase over the last few years.
