New upmarket housing project of Paarl
2009-04-02
THE first private residential estate in the Boland area catering for prospective homeowners with an income bracket of between R18 000 and R32 000 will be located on the eastern edge of Paarl, near the slopes of the Drakenstein Mountain range on the bank of the Palmiet River. The Stone River Valley estate, with barnyard architectural style housing and earthy tones, is designed to blend in well with the natural surroundings and will add to the country feel. The vision of the developer, Imvusa Homes, is to provide housing that adds value, pride and integrity to homeowners, especially for those individuals that previously did not have access to this type of housing model. The new private estate provides up-market security facilities at an affordable price. A 24-hour manned gatehouse with boom controlled access as well as routine security patrols. A palisade fence surrounding the private estate will add to the safety of residents. Extensive landscaping along the river, the eastern and southern borders of the development will include parks, walk ways, benches and braai areas. A total of 98 plots are available with sizes ranging between 350 and 520mē per plot. There are five options to choose from, starting with an 86 mē two-bedroomed house including a garage selling for R569 000 with the top of the range double storey unit at 185mē including garage for R989 000 inclusive of transfer and bond registration costs. A double garage option is available. All plots are single free standing own title and the common property is managed and maintained by the home owners. The constitution of the estate plays an important role when investing . It protects the market value of their property by setting strict building guidelines even for future extensions to houses. This will prevent what is currently happening in other areas where additions and renovations sometimes become an eyesore and negatively affect the value of property. Tiled roofs, lofted ceilings in the living area, built-in cupboards in the kitchen and main bedroom with an option of granite tops, ceramic tiles and laminated wooden floors are standard to the units. The estate is designed to accommodate a wide spectrum of prospective homeowners which will include, but is not limited to young couples, established families as well as retirees. Marketing of the first phase of 48 units has already started and a number of sales have been concluded. The installation of roads, sewage and storm water systems will begin shortly and the construction of the units is planned to start in September.
