RESIDENTIAL property in vibrant Franschhoek, situated in the heart of the Cape Winelands, continues to be highly sought after with a 1200 sq/m stand on the new Fransche Hoek Estate recently sold by Pam Golding Properties’ Franschhoek Winelands International office for R3,1 million.

PGP Franschhoek managers, Gary Lazarus and Monte Levin, report that the R2 583 per sq/m sale is believed to be the highest per square metre price achieved for a plot in the Boland area, well eclipsing the recent sales reported at Pearl Valley and Benguela Cove.

At Fransche Hoek Estate, at the foot of the Franschhoek Pass, there are 41 stands varying in size from 450 to 1200sqm. However, Lazarus says, the 450sqm plots which were priced at R1,2 million, are already sold out.

Remaining stands, ranging from 800 to 1000sqm, are priced from R2,4 million up to R2,9 million.

“There are also plans for a small luxury ‘country club’ hotel with sectional title villa opportunities. We are currently awaiting final plans and prices from the developers,” he says.

In addition, there are only nine 4000 sq/m ‘werf’ plots (one acre plots surrounded by wine farm or fynbos) available out of a total of 19, situated on over 100 hectares of newly planted vineyards and fynbos and with unparalleled views of the scenic Franschhoek valley.

Says Levin: “Priced from R5,5 million each, these spacious stands may be sectional titled between two owners.”

At La Ferme Chantelle, a 20 hectare residential estate situated on the other side of Franschhoek and comprising 28 stands ranging from 1200 to 1700sqm, has sold out through PGP’s Franschhoek Winelands International office. Erven were priced between R895 000
and R1,65 million.
