Where should sprawl end?
2005-10-13
THE Drakenstein Municipality has initiated the demarcation of urban edges for the urban areas of Paarl, Wellington, Saron, Gouda, Hermon, Simondium and Windmeul.
The urban edges will indicate the limits of urban growth for an agreed period of time, with a view to protecting valuable natural and cultural resources, contain urban sprawl, create more efficient urban areas and ensure sustainable development.
The study will demarcate the outer limits of urban expansion, formulate management policies for the urban edge and establish a set of criteria and guidelines for the assessment of development applications.
When demarcating the urban edge, consideration will be given to valuable agricultural land, the character of areas, water features, ecologically significant habitats, protected natural areas, culturally significant sites and landscapes, urban growth requirements and existing land use rights and ownership.
MCA Planners are currently formulating guidelines and an edge report defining the outer limits of urban expansion. Send comments to Lize Malan at mcaplan@gemco.za.
* An urbanisation and densification study is also being undertaken concurrently to indicate how much land will be required over a 20 year period to accommodate the projected growth.
Comments on the densification study can be sent to Simon Nicks at planning @cndv.co.za.
