New golf estate planned

THE development company Two Rivers has applied for permission to change the land use of parts of the farms Weltevreden and Jerico for the development of an residential estate incorporating a golf trail, agriculture and conservation in Groot Drakenstein. This 478 hectare site, currently zoned for agricultural use, is located on the bank of the Berg River in Groot Drakenstein, opposite Bridge House School.
The Berg River runs over the southern portion of the site and the smaller Wemmershoek River flows through the eastern portion of the site.
Two Rivers proposes an integrated project incorporating agriculture, conservation, a golf trail and a residential component of 200-250 dwelling units.
Specialist studies and reports which will be completed include a visual Impact Assessment, Heritage Impact Assessment, Botanical Assessment, Wetland Assessment, Social Assessment, Socio-Economic Assess- ment, Soil and Agricultural Potential, Services and Town Planning Reports.
It is recommended that authorisation for the commencement of an Environmental Impact Assessment for the proposed development is granted, after which the significant issues and specialist studies will be undertaken.
Once the reports are complete they will be made available for public comment and a public meeting will be held to present the information therein.
The EIA will be run in parallel with the planning process required in terms of the Land Use Planning Ordinance, in line with the guidelines for golf course and polo field development.
Patches of remnant seasonal wetlands were identified on the site both north and south of the Berg River.
An historic farmhouse is present on the site and a number of farm labourers’ houses are situated near the farmhouse.

The owner plans to develop 30 residential units, a guesthouse, restaurant and conference facilities in the old quarry and the existing farm buildings.
