PART of the farm De Zoete Inval in Paarl South is to be developed for A-grade offices and warehouses, as well as light industrial use.

According to Jason Lee of TCB Properties, a leading business park designer has been mandated to conceptualise the business park which is near the Cecelia Street N1 off-ramp.

The development will be an upmarket business park comprising units of 200 to 300 square metres with upmarket mezzanine office space for light industrial and office use, priced from R975 000.

The units will be up to two storeys in height and will cover no more than 50% of the site. The warehouse space will have 3,6m high roller shutter doors, while the mezzanine office area includes two bathrooms and a kitchenette.

The units have been set back from the boundary on Gant Street to allow for a circulation road and considerable landscaping will create a buffer between the site and the surrounding residential area, says Lee.

The units and site will incorporate state of the art security measures including access control and security fencing, as well as generators.

The land is already zoned for industrial use, but approval for a change in land use must be obtained from the provincial government subject to an environmental impact assessment.
