IN the Paarl area where most of the land is zoned for agricultural purposes, it is not often that a new development comes on the market. However, a secure complex in southern Paarl, Picardi Village, has just become available.

Designed by Chris de Hart Architects, the development is designed as a romantic village and captures the traditional unique, old Paarl architecture.

Situated on a private street secured by a remote sliding gate, Picardi Village is ideal for a relaxed, rural lifestyle as well as being close to all amenities like schools, the Paarl mall and easy access to the N1.

The double-storey homes feature three bedrooms, two bathrooms and a fully fitted open plan kitchen with granite tops.

For cold winter evenings there is a fireplace in the living area as well as a covered patio and braai area with a well-established garden for families that enjoy entertaining guests.

The balcony also offers spectacular views of the surrounding mountains.

Prices range from R2 395 000 for a 243 square metre house to R2 525 000 for a 270m square metre unit and Absa has already approved 100% bonds on the properties with conveyancing attorneys’ fees are already included in the price.

According to the franchisee of Rawson Properties in Paarl, Lizette Joubert, demand in the area for new homes has for some time outstripped supply, with the result that property values increased at around 30% per annum.

“Buyer resistance to increased prices is now evident in our area and this will lead to a price stabilisation, but I cannot see any sort of major fall-off of prices taking place, even though there are many people renting in the hope that this will happen.”
