The Village Artisan at Cabriere, Franschhoek
2005-05-12
LAND available for development in Franschhoek is either zoned for industrial or residential use.
The developers of The Artisan at Cabriere realised there was a gap in the market for a mixed-use development along the lines of villages in the Middle Ages. Artisans invariably lived above their workshops as many still do in the Mediterranean countries of Europe because of economic necessity and the efficiency of living and working under one roof.
The Village Artisan is located between the Franschhoek Vineyards and Franschhoek Fruit Packers factories at the north end of Cabriere Street, and the site of 8000sq.m has recently been rezoned for mixed light industrial and single residential usage. The development comprises 14 erven of which 3 have existing dwellings completed some years ago.
The buildings to be constructed on the remaining erven making up the development, will have ground floor premises reserved for industrial usages, whilst the upper floor of the building may be used for either industrial or residential purposes.
The developer Alewijn Joubert said: “All buildings in The Village Artisan must be constructed in the Bo-Kaap architectural style in accordance with strict guidelines, which were recently approved by the Franschhoek Aesthetic Committee”.
The existing 3 dwellings will be modified to comply with the building guidelines and Bo-Kaap architecture. The large number of existing trees and foliage on site will be retained to create an inviting ambiance for workers and residents.
The development was marketed in early April with no fanfare and 11 erven were sold within 5 weeks of the launch by word of mouth. Transfer of the erven will be effective in September 2005 after all services have been completed by the developers. Enquiries should be directed to Chas Everitt Group, Anita Wessels 083 798 5003.
