Country living a hit

WITH rocketing interest in country living, buyers have been streaming to Diemersfontein Wine and Residential Estate outside Wellington. Three residential ventures - smallholdings of one hectare with vineyards, fynbos plots and a security village - have been undertaken on the 200 hectare Sonnenberg farm. Homes are now being constructed on the last of the vineyard smallholdings, while the fynbos plots with mountain views have all been sold. The third residential venture is the Village, 110 homes that will be built at the north-eastern corner of the estate. Its communal infrastructure will consist of a swimming pool, tennis court and a club house for entertainment, surrounded by landscaped greens, olive groves and dams. Residents will have access to the facilities on the estate with walking and biking trails, fishing, equestrian facilities, restaurant and wine tasting. Construction of three dwellings in the Village have been completed to provide purchasers with the opportunity to ascertain the quality, style and different design options available within the guidelines, and to show a typical Village street scene. The objective is to create a cobbled mews/Cape Quarter ambience, where residents share in the communal facilities. With the advantage of access to all farm facilities, it allows residents the pleasure of owning a piece of a working wine estate without the hassle of maintenance. In addition, suitably positioned elsewhere on the estate, a small exclusive office park will be developed. These premises will be available for purchase or lease to residents who wish to work in close proximity to their homes in the Village. This, coupled with the fact that children under 12 can be schooled within the estate at the Wellington Preparatory School, gives residents a unique and secure lifestyle. When phase one of the security village was recently launched, ten of the 38 plots were immediately sold. Prices start at R450 000 for the stands.
Buyers have a choice of 16 designs to choose from - two-bedroom single-storey to four-bedroom double-storey homes - which would take the price of a home in the Village to from R1million to R1,5 million.
Once transfer has taken place, owners are required to build within two years.
