Bainsvallei complex offers new homes

CONSTRUCTION of Bainsvallei, a new access-controlled suburb in Wellington, is progressing well, with the first transfers about to take place.
The suburb, with 66 approved sites, is being developed by Leivoor Ontwikkelings and Power Construction. Houses there are being sold by Seeff Wellington on a plot and plan, own title basis.
The Bainsvallei residential complex is north of Church Street on the Leeu River, at the eastern exit of the town towards the Bain’s Kloof Pass.
Jaco van der Westhuizen, MD of Seeff Paarl and Wellington, says: “This unique position, with its distinctly rural feel and stunning views, set a particular challenge and responsibility for the architects to create a living space that aesthetically complements the environment.
“There are seven plans from which to choose, with options of two or three bedroom designs in single storey or duplex on offer. Floor areas range from 110 square metres to 230 square metres and prices from R995 000 to R2,3 million.”
The interior finishes include spacious built-in cupboards, tiled living areas and wall-to-wall carpeting in the bedrooms. The architects, Smuts & de Kock, describe the style as simple yet modern with a uniquely Cape flair that promises to blend timelessly with the surrounds.
Special care has been taken to creating a flow between interior and exterior living spaces that responds to Wellington’s specific climate, which is windless with temperatures that reach into 40 degrees in summer and wet winters.
Van der Westhuizen adds: “A Home Owners’ Association will oversee the private communal spaces within the secure complex and ensure the ongoing effectiveness of the security.
“The landscaping will feature only indigenous plants, which can be relied upon to flourish without consuming vast amounts of water – allowing the landscapers to plan a constant display of beauty throughout the year at the minimum environmental cost. “A strict environmental management plan will be enforced, particularly along the Leeu River which borders the development.” He sees the Bainsvallei development likely to be of interest to both young professionals and more mature buyers who are looking to downscale.
“The fact that Wellington is only 45 minutes’ drive from the airport, Durbanville and Stellenbosch makes this an attractive alternative choice of residence for quite a broad spectrum of the market.
