Big plans for Klapmuts

AN open day to discuss a proposed expansion of Klapmuts by about 1700 houses will be held on Tuesday afternoon from 16:00 to 19:00 at Klapmuts Primary.
The developers plan to develop between 1600 and 1800 single residential and group housing erven for medium income purchasers on 76,5 hectares to the west of the town.
This gated development at the foot of Klapmuts Hill will be known as Stellenbosch Country Estate.
The single residential erven will be about 400 square metres in size, while the group housing will have erven of about 250 square metres (about 25 units per hectare).
An additional part of the project, Stellenbosch Wine and Country Estate, will consist of 18 estate homes and 20 resort homes on 191 hectares on the eastern side of Klapmuts Hill.
There will also be a guesthouse and conference centre, wine cellar, restaurant and farm stall.
The development is planned on the farms Weltevreden and Klapmutsrivier south of the railway line.
On the wine estate, the existing 30ha of vineyards will be replaced with new cultivars and a further 52ha will be developed.
Horses may be kept in small grassed paddocks on the poorer quality soils where vineyards will not be planted.
Other forms of agricultural pursuits may also be considered, such as lavender and olives.
To undertake the two development proposals, the properties have to be rezoned from Agriculture Zone I to various other land uses. Infrastructure to be supplied includes access roads (possibly including a subway under the railway line from the R101), reservoirs for public water supply and sewage treatment plants.
An EIA scoping process will to be followed in terms of environmental regulations. Background documents are available at Klapmuts Primary and Stellenbosch library.
