AFTER 15 years’ ongoing development in the Cape Peninsula, during which time they have developed and built over 40 developments, Rawson Developers and Homebuilders are branching out to launch a R52 million project in Paarl designed by the local firm, JVR Architects.
“We have always liked this beautiful historic town and have always wanted to work here,” said Paul Henry, MD of Rawson Developers and Homebuilders.
The site, which covers 5 270m² next to Keurfontein in Paarl North, previously belonged to one of Paarl’s respected Italian families who settled there after the Second World War, after some had grown to like SA during their time as prisoners of war here.
The name of the property, which will also be the name of the development, Villa de Candia, is authentically Italian.
The site, which backs onto Paarl Mountain and is next to Noord-Eind Primary School and the Keurfontein wine estate, offers views of the Klein Drakenstein mountains. It is located behind the BP service station in the School Street area.
Henry said that the development will consist of four blocks, each five storeys high and served by lifts.
On offer are 30 two bedroom units, each with 52 square metres, and 20 one bedroom units and 35 small bachelor pads. Some of the units have balconies. Prices range from R449 000 to R775 000.
Security, says Henry, has been of paramount importance in planning this development: the estate will be enclosed by an electrified security fence in which there will be only one access point.
The building plans have already been approved and although this is the first official announcement, interest in the scheme is said to be “phenomenal”, with 40 units sold prior to the launch, which has not yet taken place.
“I put this down to the near-perfect mountainside position and to the exceptionally competitive prices,” said Henry.
Villa de Candia, he said, will appeal equally to first time homebuyers, retired people and to those families who enjoy a lock-up-and-go lifestyle.
“It represents a perfect opportunity either to get a foot on the property owning ladder or to scale down, with security, from a larger home.”
The finishes and fittings, said Henry, will be “worthy of a far more expensive scheme and will include granite tops (in the kitchens), carpets in the living and bedroom areas.
